The community

What is Pangea Community?

A 322-acre, off-grid regenerative community in Taos, New Mexico. Homes are biotecture buildings that make their own power, harvest their own water and treat their own wastewater. They're set among shared farms, open land and community amenities, and the Pangea Community Land Stewardship Association governs the community.

Where exactly is it?

In Taos, New Mexico, about 6.6 miles northwest of Taos Plaza, with access from paved NM 150. The land is next to Taos Pueblo lands and sits at about 7,000 feet.

What stage is the project in?

Pangea is in pre-development. We're taking inquiries and applications for one- and two-acre homesites while the subdivision moves through Taos County approvals. The goal is to build out the full master plan over approximately 8 years.

What is the relationship with Taos Pueblo?

The recorded Declaration of Covenants protects the right of Taos Pueblo members to hunt rabbits on community land according to their traditional practices. It also keeps a designated access corridor permanently open. The LSA, individual owners and member votes cannot change these rights. Every member completes cultural stewardship orientation, and any wider collaboration happens only where both sides want it and have formally agreed.

Homes & homesites

Can I design my own home?

Yes. You can choose one of three home models, Earthship-style, Craftsman-style or Taos adobe-style, as a standard design, or commission a fully custom home. Any style works as long as the home meets the Architectural & Sustainability Guidelines and receives written Design Review approval.

How much do homesites and homes cost?

Homesite pricing, availability and the lot map go to applicants who receive provisional membership. Home construction costs depend on size, design and finishes. We cover both in detail once we understand what you're looking for.

Can I rent out my home?

Long-term leases of 12 months or more are allowed. Short-term and nightly rentals, such as Airbnb or VRBO, are prohibited on residential lots by covenant. Visitor lodging is limited to the community's designated lodging facilities.

Can I use my own builder?

Yes. You can build with Pangea Design Build or hire your own builder. An outside builder must hold a valid New Mexico contractor's license, carry general liability insurance naming the LSA as additional insured, and sign the community's construction protocols before a Notice to Proceed is issued. Either way, the design and materials must meet Pangea's Architectural & Sustainability Guidelines and receive written Design Review approval before work starts.

Can I build a guest house or keep an RV?

Accessory dwellings are allowed if they meet the same systems standards as the main home and are approved through Design Review. RVs and trailers must be operable, licensed and screened, and no one may live in them full-time unless they're approved as an ADU.

Living off-grid

What does off-grid mean here?

Pangea is off-grid first. There's no municipal water or sewer, and each home has its own solar and battery system, rainwater catchment and cistern, greywater reuse and botanical-cell wastewater treatment. A community well supplements rainwater, and some locations may have grid power as a backup. See how the systems work.

Is there enough water?

Rainwater and snowmelt harvested from your roof are the primary supply, stored in a cistern sized to your roof and household. Greywater is reused, so each gallon does more than one job. A community well provides supplemental water. On each homesite, more water is returned to the land through greywater reuse, irrigation and swale infiltration than the home draws.

What about winter?

Passive solar design is built for high-desert winters. Low winter sun heats the thermal mass during the day and the walls release that heat at night. Battery systems are sized in Design Review to get through short, cloudy days, and the LSA handles snow removal on community roads.

Do I need off-grid experience?

No. Many members come to learn. Every owner completes the Resident Systems & Governance Orientation before closing, and members have priority access to Pangea Academy courses and hands-on workshops.

Can I finance a homesite or home?

Some members pay cash and others finance. Loans for land and off-grid construction vary a lot by lender. Ask us during your introductory call about lenders who have worked with Pangea buyers.

Membership & the LSA

What is the Land Stewardship Association?

The Pangea Community Land Stewardship Association (LSA) is a New Mexico nonprofit mutual-benefit corporation. Every owner is a member. It maintains shared infrastructure and common land, manages the budget and reserves, and administers the governing documents. How the LSA works.

How much are the dues?

The Board sets the Regular Assessment each year in the annual budget. Each dwelling unit pays the same base amount. We share the current figure during the introductory process, and you can offset up to 50% of it through the work-credit program.

Do I have to work in the garden?

No. The work-credit program is optional. Members who take part earn credit toward their dues for approved work in the greenhouses, farm, kitchen and CSA.

Who makes decisions right now?

During the initial Declarant Control Period, Pangea Design Build appoints the Board. After 50% of lots have been conveyed to owners, residents elect the Board to staggered two-year terms. Members vote one per lot and can serve on committees throughout.

Buying & joining

Why is there an application?

Pangea depends on neighbors who share the work of stewarding the land and systems. The application and committee review help make sure the community suits each household and each household suits the community. See the seven steps.

Can I sell my home later?

Yes. Your buyer completes the same orientation before closing, and the LSA has 30 days to purchase on the same price and terms or waive that right. Transfers to a spouse, a living trust or heirs are exempt.

Can I visit the land?

Yes, by appointment. Mention it when you request the Community Overview and we'll arrange a time after your introductory call.
